In some cases where real estate agents previously calculated value strictly through number of bedrooms and GIA, we managed to increase the sale/resale value by a lot more than expected, which was an added benefit to having also a beautiful home tailored to our clients' lifestyle.
For Developers: we specialise in getting the most out of your site, we have a proven track record on getting planning permissions for challenging sites, even ones with previously refused applications and even with dismissed appeals. We offer a unique design approach that has been proven to overcome the officers' concerns and objections, adding a lot of value to properties. We love a good challenge!
For Commercial clients: We can design your space according to your requirements and the building regulations and make the most out of your space.
Through a fully 3D process, with Virtual Reality integration, we can find the best design solutions for your requirements and within your budget. This process is tailored to your brief and the result stems from your aesthetics and budget guidance.
This process is flexible and you can choose the right path for you. You might want only advice and design direction for your project. This can be followed by a pre-planning application, or we can even secure planning permission for you.
Tender/Construction/Building Control documentation
After we secure planning permission for you, we follow our projects to construction as well. If you want to proceed with us after the planning stages depending on workloads, project scale, and complexity, we can offer full service for a hand over to your preferred builder, or provide also contract administration services and site visits up to the project's completion. We can adjust our scope of work to suit your requirements. For small - medium projects we can send a full costing set to 4-5 different contractors under the normal tender process. Alternatively we can work with your chosen contractor as long as they fulfill certain standards.
Should costs come back higher than expected, included in our services, there is a round of value engineering and reworking the design with our clients, to make sure all costs are managed properly before any works start on site. (other consultants might require additional fees)
General 3D and survey works - Visual Renders - VR walkthroughs
We can prepare a 3D existing model from a separate laserscan survey with accurate information and visualise your property for you to further consider your project - no proposed design and no further strings attached. A 3D model (along with VR options) can give you a new perspective and open up new design directions you have not considered from just looking at 2D plans. It is the basis for all our design and planning considerations. If you decide to work with us, a full 3D model from the accurate survey will be included in any design process.
