New mixed use development

The development includes 42 residential C3 units and a commercial space with associated parking, bicycle and bin storage areas. A restricted backland site where the front part facing the street needed to follow certain aesthetic principles, however the rear was open to interpretation.

The existing office building had premitted development rights for conversion to residential - 24 units. The client asked us to design a new scheme maximising the potential while delivering on updated housing standards which the PD scheme could not adhere to.

The result was an uncoventional rear design, optimised to protect the outlook and overlooking - to and from the neighbouring properties.

A second timber skin design contributes to breaking down the new increased volume and adds a warm material layer to the building allowing it to blend better in the context area.

Further detailing for the expansive roof terraces allows for large open extensive green roof areas which are used as communal amenity space. There is enough space on the roof terrace to include PV panels if required to work towards energy efficiency goals. The end result was a 42 residential units scheme with Ground Floor commercial space for a Super Market

The design of the volume was influenced by a maximum daylight/sunlight envelope study. The site benefits from low office spaces all around which allow for unobstructed views from the residential habitable spaces. The addition of protected balconies and winter gardens allowed for maximisation of the GIA and protection from being overlooked by the rear facing residential development next door
