Interspace is a 2 bedroom 2 storey house, utilising every single square inch of a space previously considered very difficult to develop to something habitable.
This Islington yard site was closed off by an electricity sub-station isolating it from the street view. To utilise effectively this and similar sites, apart from the obvious challenge to allow sufficient natural light and air without any open facades, a unique design solution is called for, to meet all planning amenity and outlook requirements. Open spaces are designed to integrate with the interior allowing for maximum line of sight. Offsetting the top storey outline, along with strategic location of skylights and glazed floors results in an airy and light space which feels much larger than it actually is.
This was an excerise in making the most out of backland spaces. With carefull design considerations and close communications with the planning department at Islington Council we managed to get the officers out of their comfort zone, engage in meaninfull discussions and consider a different approach for this unique site, within a conservation and article 4 area.




Interspace is a great example of how we approach the challenging, underutilised residual spaces.
We will create an accurate and detailed 3d model of the site and explore all potential space arrangements. When threre are a lot of restrictions during the initial design stages, that's when the best and most innovative solutions emerge
London is full with similar sites with lots of potential to add dwellings, work or exercise spaces and any other uses that would add value to properties.
