The site had two semidetached properties which had been converted to a single house. It was a 30s structure with approx 420m2 GIA.

We approached the redesign and extension of the property in two phases. A first phase that allowed for a bigger volume which showed the property as it could have been designed originally, and then a contemporary addition to further maximise the GIA. This allowed the new volume to feel balanced between new and old aesthetics, so that the new addition would not feel overwhelming to the context area. The result was almost doubling of the GIA which would not have been possible with a purely contemporary addition.

We kept the front and side facades intact as the structure was a positive contributor to the character of the conservation area and right next to a grade 2 listed building

This allowed the new volume to feel balanced between new and old aesthetics, so that the new addition would not feel overwhelming to the context area. The result was almost doubling of the GIA which would not have been possible with a purely contemporary addition.

During the construction, we used an internal BIM process to manage the information. We collaborated in 3D and referenced other consultants models within our main architectural model. We checked for inconcistencies and made sure the construction followed all teh design principles, especially because the new development included habitable spaces within an extensive roof space which needed attention to detail to make sure it complied with all standards.

The result was a contemporary residential development of 8 units which achieved BREEAM excelence.
