Warehouse loft conversion
An empty top floor warehouse area was converted into a two-level flat. A timber structure in the middle now supports the new roof structure while incorporating the staircase, storage space, and the main bathroom area. All the habitable areas are arranged perimetrically around this timber structure:
A sitting/reading area,
dining and kitchen area,
living/tv area, bedroom area,
and a desk area.
On the top level there is a second bedroom with open views to the lower level and a big central skylight. There is also a relaxing area with a bathtub.
We identified the open space potential and decided to approach the layout in an unconventional way: Instead of planning out walls, doors etc, we divided the space with the help of a large joinery unit which encompassed the spaces which did not need natural light - storage and wet areas - while concentrating all services in one point at the same time.



We approach each space without preconceptions of how it should be designed. Each client has different requirements and each property is unique in its rerstrictions and potential. For this project, by rejecting a traditional flat arrangement with timber frame wall partitions, doorways etc, we reached a unique result. A central timber structure, that can be classified as a large scale joinery unit, supports the roof centrally and acts as a separator for all the rooms arranged perimetrically to it, and has an integrated staircase. This helps gather all construction work centrally to a single point in the flat, allong with all services. It makes the whole flat seem more complex and much bigger than it is. The video on the side shows the level of visual detail that can go in our models and be discussed and demonstrated in realtime with our clients so that they can make informed decisions about materials, layouts and other crucial items which will shape their space.
